€3.7 million price tag on high-profile Letterkenny property

A retail warehouse in a prime location of Letterkenny Town Centre has gone on the market with a  €3.7 million quoted sale value.

The property currently occupied by Currys PcWorld and Crown Paints beside Letterkenny Retail Park has been put up for sale by Commercial agents Bannon.

The 30,204 sq. feet Investment Property has a rent roll of €428,300 per annum and a weighted average unexpired lease term of 6.4 years.

The building is being marketed with an attractive net income yield of 11.08%.

The central site is said to attract good interest due to its location on the Neil T. Blaney Road bringing access to Letterkenny’s retail hub and town centre.

The property is sub-divided into two independent retail units occupied by Currys PC World and Crown Paints.

The 26,604 sq.ft Currys PC World unit has passing rent of €388,356.79 per annum. Crown Paints, which recently underwent a complete store re-fit, occupy a 4,000 sq.ft ground floor unit with a current rent rate of €40,000 per annum.
